The Downtown corridor and Midtown Reno have seen the most drastic changes in the past few years. Now a hip destination (and less casino oriented), home prices have risen steadily along with craft breweries, restaurants, coffee shops, and boutique stores. Downtown Reno is undoubtedly the city's urban entertainment center with the Reno Aces Ballpark, Whitewater Park and Riverwalk District, theaters, concert halls, the Nevada Museum of Art, Discovery Museum and Wingfield Park - the location of the July month-long Artown events. The Downtown area has many high-end condo communities such as the Montage, Belvedere Towers and Palladio nestled among the office buildings and along the Truckee River.

Near downtown is Reno's historic Wells Avenue Bungalow district. It's an eclectic enclave of homes situated to the east and west of Wells Avenue. Anchoring this historic bungalow district on the west is Holcomb Avenue, a four-lane street with huge towering trees, and rows of historic bungalows built in the 1900-1930 range. There are also small businesses in this area, especially on Wells Avenue. The home prices in this area have risen dramatically in the past five years due to its proximity to the Midtown area.

Midtown comprises a unique combination of businesses re-using historic homes and new modern construction that blend into the neighborhood. It's a commercial-centric corridor that parallels Virginia and Center Streets, just south of downtown, from about Liberty Street to Mt. Rose Street. Featuring an eclectic range of businesses, it is the hub of most of the small business start-ups in Reno.
